Why Power Washing Before Painting Is Non-Negotiable in Florida

Florida's humidity, salt air, and biological growth make surface preparation more critical here than anywhere else in the country. Here's what happens when you skip the pressure wash — and why we never do.

Power washing a Florida home exterior before painting

Ask any experienced house painter in Stuart, Port St. Lucie, or Jensen Beach what causes the most premature exterior paint failures, and the answer will almost always be the same: poor surface preparation. Specifically, painting over a dirty, chalky, or contaminated surface. In Florida's climate, this is an even bigger problem than in drier parts of the country.

What Builds Up on Florida Exterior Surfaces

Florida homes accumulate a unique mixture of surface contaminants that must be removed before exterior house painting. These contaminants don't just affect appearance — they actively prevent new paint from bonding to the surface.

  • Mildew and algae: thrive in Florida's humidity, especially on shaded north-facing walls
  • Chalk: oxidized paint residue that prevents new paint adhesion
  • Salt residue: particularly problematic within a few miles of the coast in Jensen Beach, Hutchinson Island, and Sewalls Point
  • Spider webs, insect nests, and organic debris in textured stucco surfaces
  • Efflorescence: white mineral deposits that leach through masonry and stucco
  • Tannin stains from overhanging trees and landscaping

What Happens When You Paint Without Proper Cleaning

When fresh paint is applied over a contaminated surface, the paint bonds to the contamination rather than to the substrate. As the contaminants degrade and break down, they take the paint with them. The result is paint that peels, flakes, and bubbles far sooner than it should — often within the first year or two.

A common scenario we see: a homeowner hires the cheapest bidder, who skips the power wash to save time. The paint looks fine for the first year, then starts peeling at 18 months. The homeowner has paid for a paint job that didn't last, and now needs to pay to have it done again — properly this time.

Our Surface Preparation Process for Exterior House Painting

At Seaview Painting & Stucco, power washing is a mandatory first step on every exterior project, without exception. Our process goes beyond a quick rinse.

  1. 1Pre-treat all mildew and algae areas with a mildewcide solution and allow dwell time
  2. 2Power wash at appropriate pressure for the surface — stucco and wood require different PSI
  3. 3Use a surfactant to lift chalk and oxidation from the existing paint surface
  4. 4Rinse thoroughly and allow the surface to dry completely before painting
  5. 5Inspect for any areas requiring caulk repair, spot prime, or stucco patching before paint

Soft Washing vs. Pressure Washing

Not every surface should be hit with high-pressure water. Stucco — especially older or damaged stucco — can be damaged by overly aggressive pressure washing. Soft washing, which uses lower pressure combined with specialized cleaning solutions, is often more appropriate for stucco surfaces and is particularly effective at eliminating biological growth.

Pro Tip: We recommend having your home power washed annually even in years when you're not painting. It extends the life of your existing paint, keeps mildew from getting established, and keeps your home looking its best. We offer standalone power washing services throughout the Treasure Coast.
