The Three-Coat Stucco System
Traditional Portland cement stucco is applied in three coats, each serving a specific purpose. This system is the gold standard for durability and is what Seaview Painting & Stucco uses on all new stucco installations.
Scratch Coat (First Coat)
The scratch coat is applied directly to the substrate — either concrete block, cement board, or metal lath fastened to wood framing. It is typically 3/8 inch thick and is literally scratched with a comb-like tool while still wet to create a mechanical bond for the next coat. Minimum cure time: 48 hours.
Brown Coat (Second Coat)
The brown coat is applied over the cured scratch coat and brings the wall to a flat, even plane. This is the straightening coat — all surface leveling happens here. Typical thickness is 3/8 inch. In Florida's climate, this coat should cure for a minimum of 7 days before the finish coat is applied.
Finish Coat (Third Coat)
The finish coat is thin (approximately 1/8 inch) and is where the texture is created. Common textures in our area include sand finish, dash, skip trowel, and smooth. The finish coat can be integrally colored or left gray for painting.
Critical: Never rush stucco curing. In Florida's heat, it is tempting to apply coats quickly, but insufficient cure time between coats is the leading cause of premature stucco failure, delamination, and cracking. A reputable stucco contractor will not let you rush this process.
One-Coat and Two-Coat Stucco Systems
One-coat and two-coat stucco systems exist and can be appropriate in certain applications. One-coat systems using fiberglass-reinforced stucco are often used on commercial applications and some residential remodels where wall buildup is a concern. These systems can perform well when the product is specified correctly and the installer is experienced.
How Long Before You Can Paint New Stucco in Florida?
This is one of the most important questions and one where many contractors cut corners. New Portland cement stucco must cure for a minimum of 28 days before painting. During curing, the stucco is alkaline — painting too early traps moisture and alkalis that will destroy the paint film from below.
Pro Tip: If you're painting new stucco, always use an alkali-resistant primer first, even after a full 28-day cure. This neutralizes any remaining surface alkalinity and dramatically extends the life of your topcoat.
